Bengaluru To Get A New 1.5 Km ‘Private’ Flyover, Check Route

In a significant move, a real-estate firm Prestige Group, has got the approval from the Municipal Corporation to build a 1.5 km long ‘private’ flyover in Bengaluru. As per a Deccan Herald report, the proposed flyover will connect the company’s upcoming technology park in Bellandur to the Outer Ring Road. With this, Prestige will join the group of selected corporations that have built private projects on public land to provide access to their campuses.
The project has been given a green light from the Bruhat Bengaluru Mahanagara Palike (BBMP) and will run along the public road, mostly next to a stormwater drain (SWD). However, as per the report, in exchange, the real estate firm has agreed to widen Kariyammana Agrahara Road and fund the flyover with its own resources.
According to the report, Prestige first sent a proposal to Bengaluru’s civic office in August 2022, followed by a revised request in November 2023. The final approval for the project came in April 2025 after a nod from the Karnataka Deputy CM, DK Shivakumar.
The corporation defended the construction of a dedicated flyover to its private campus by citing significant traffic congestion on Old Airport Road via Yemalur and Kariyammana Agrahara Road.
Once operational, the upcoming Prestige Beta Tech Park is expected to accommodate more than 5,000 workers.
Speaking about the project, BS Prahallad, Technical Director of Bengaluru Smart Infrastructure, told the portal, “The new road will reduce travel distance to Sakra Hospital Road by 2.5 km.” He further added that such approvals are intended to increase public-private partnerships in city infrastructure.
Notably, the BBMP HAS mandated that the elevated road be designated for public use. Furthermore, the developer is permitted to receive Transferable Development Rights (TDR) certificates in exchange for the land relinquished for road widening, as long as the appropriate legal requirements are fulfilled.
Similarly, Manyata Embassy Business Park earlier constructed a flyover that provides direct access to the elevated road on the ORR and the Lulu Mall built an underpass by removing a piece of the public road. The Bagmane Group has also offered to build a 600-metre flyover at their Doddanekundi campus.
However, an official from Prestige is yet to comment on the same.
